An Honest Property Manager Job Description

So, you are looking for a new career in property management, but you don’t exactly know what a property manger does.  Here are a few basic ideas, and tips on how to retain a job in property management and what exactly one does. 

Property manager job description 

One of the main responsibilities of a property manager is to handle all business and operations on behalf of the property owner.  This could be specialized, such as, commercial property, urban property, residential property, or industrial property. Or, it could be a generalization of different types of property. 

 It will be your responsibility to market each property, and get the best suitor for said property. This may be a business or an individual.  Once an entity is chosen, it is your responsibility to do background checks,  credit checks, personal or professional reference checks. Then to fill out all contract work, and make sure everyone is on the same page.  

It is also your responsibly to make sure all taxes, licenses, mortgages, and fees are paid. Also, you must also be in compliance to all zoning regulations, and be aware of future taxes or changes.  Thus, you must be able to properly balance a budget, and maintain it. Also, being aware of any changes in costs and anticipating how an owner will accept them. 

Another of a property manger job description may be to maintain the property. This may be as simple as the outwardly look of each property, by the lawn care or upkeep of exterior. Or it can be difficult repairs such as roof leaks, water damage, and any device that may go out within the property. 

One of your main job descriptions is that the owner is your number one responsibility. Looking out for the owner of each property may come at an expense to the tenant, however, it is the owner that makes the decisions about a property. You must have stellar communication skills, so that you are able to relay all information and concerns to the owner, and then back again to the tenant. 

Becoming a property manager requires a high level of education. Preferably a Bachelors degree in finance or real estate. And some companies may go as far as to require a Masters degree.  Diversifying your education, however, is also a good idea. Showing a company that you are able to handle a variety of tasks will be beneficial to you while looking for a job in property management.
