A smart phone – Whether it be a Droid, Blackberry, or iPhone, having one of these devices will make your life somuch easier in the world of property management.  As a manager, you will constatly be on the go and will rarely ever be in your office.  By having a smartphone, you can better be able to take care of business where ever you are.  Smartphones allow you to have the internet and e-mail on the go.  This will allow you to respond to tenants, and potential tenants wherever you may find yourself.  This makes you much more productive as you can continue to take care of business and grow it, while being able to be at the places you need to be to make sure the job gets done right.
  2. An automated pay system.  If you can make it so that your clients can pay directly on the internet, you will save yourself so much hassle.  Giving your clients and tenants an easy and effective way to pay can go along ways in helping you collect payments, keep better maintained properties and even sign up new tenants.  The easier things can be for your tenants, the easier your life will be as a property manager
  3. Sheduled Maintenance Logs.  A maintenance log is a very simple thing, but boy can it save your butt if you are a propety manager.  Having a log book will help you to keep track of what water heater, furnace, or any other maintenance that needs to be performed.  This will also protect you as the property manager in case something catastrophic breaks down or needs to be replaced.  If you did the proper maintenance on the item, you will have no problems having your employee pay for the replacement.
