<p>Properties that are hiring for property managers these days are shifting to condominiums as well.  The reason for this is because of how many people live in condominiums.  Condominiums range from people who rent to people who own.  So what does a condominium manager do?</p>
<p>The first thing to understand is that just like a homeowners association, a condominium manger is in charge of all of the maintenance and upkeep of the properties as well as the landscape.  This means that the lawns have to be mowed, the pool cleaned, and the gym equipment kept in working order.  As a condo manager you will have to be able to multi task and keep track of several different teams of people.  Not only are you in charge of routine maintenance responsibilities, but you are also in charge of collecting the HOA fee.  Most managers just make this option available online or they have a central office where people can come in or simply mail in their payment.  On top of collecting payments, your responsibilities will also include renting out properties that the Condo organization owns.</p>
<p>This means that you will need to have some marketing experience to make signs, post ads, and bring in potential renters.  Once a person shows interest in renting, it is your job to make sure that you take the proper paperwork to qualify the renter.  This includes doing a credit and background check to help that person qualify for the property they are looking into.  Qualifying a renter will greatly improve the likelihood of receiving payments on time and getting the money you need to run the condominium complex.</p>

<p>A career as a rental property manager can be very rewarding, and in this economic climate, very needed.  Rental property managers need various skills in finance, clerical, and very good people skills. But, not always is a property manager appreciated, nor can the job be satisfying everyday. These are things that need to be accepted by the property manager, and they will be explained a bit later.</p>
<p>However, first, the benefits of becoming a property manger, and the duties it includes. A career in property is fast paced  and diverse. Everyday, and every property is different, and the ability to adapt to these changes is critical.</p>
<p>Initially the job duties will include: finding tenets for each property, and this implies background and credit checks, personal references, job references, and check ins. Looking for an ideal tenant can be difficult and time consuming. But once found, you, the tenant and the property owner will be pleased.  Once a tenant is chosen, it is your responsibility to collect the rent checks, maintain the property, insure all taxes and insurances are paid. You also, then, become the person that is contacted in case of an emergency with the property, and if anything at all needs to be repaired.</p>
<p>As a property manager, your first responsibility is to the owner of the property and not the tenant. This may sometimes become a bit of a tug-of-war, but the owner of the property is the one whose decisions you must act out. Making sure the renter is happy and satisfied comes second, and sometimes at a cost to the renter.</p>
<p>An exciting aspect of property management is the challenges of day to day. And your reaction and anticipation of those challenges is imperative to the position.</p>
<p>However, you must also be prepared for downfalls with the jobs, as with any job. It is your responsibility to evict a tenant that is behind, or hasn’t paid their rent. This can be a difficult and lengthy process, but you, as the property manager, must remember to stay emotionally uninvolved.</p>

<p>As, a property manager, it could be under your realm of demands, be in control of budgets for different aspects of each property. For example, the budget to maintain the lawn, and landscaping, general repairs and maintenance,  may differ from the budget to pay mortgages and taxes, as well as utilities and promotions. All of these aspects of property management calls for intellectual thought, and the ability to balance them all simultaneously.</p>
<p>As well, it could be required of you as an intellectual property manager to interview and determine an individuals needs in housing, and if that individual is a proper candidate for the owner of the property.  You may need to run various checks, such as, background and credit checks, also, it may be beneficial to both you and the property owner to call numerous personal and professional references. Because of the nature of applicants it is your responsibility to ensure that each one is a right fit. You need to practice different views of each person, and not let emotion or enthusiasm blur your ideas. </p>
<p>Maintaining proper relationships among a variety of people is also required in an intellectual property mangers job.  Such as, relationships with contractors, financial representatives, owners and tenants. You must be able to adequately communicate with each one, as well as make each and every person in your daily dealings content with the situation.</p>
<p> You must also be able to come up with, and act out ideas, that may make the owner of the property the most profitable. This may require programs or promotional specials. Then, once the idea is presented and accepted, it will be your obligation to enact it, and make sure it is carried out to the highest potential. </p>
<p>A background in many different areas of expertise is required for this field; financial, management, advertising, communication, business, sales, and real estate are a few. Many times, this requires a four-year education and beyond, as well as, experience in all areas. Also, it is important to be able to market yourself, do this by wearing professional attire, having professional mannerisms and attitudes, and a general optimistic outlook. </p>
<p>If you are a person who likes to be a part of a fast paced environment, new and exciting activities, and daily challenges that require thought out and intellectual ideals. Then intellectual property manager jobs, may be the right avenue to execute your many ideas.</p>

<p>A senior property manger jobs are to maintain and even increase the value of real estate investments. They are responsible for tracking performance,  monitor sites, review and track data pertaining to demographics and turnover rates.  You are also responsible for contract work, and thus an ability to read, understand and initiate legal documents is a must.  You will be responsible for a team of people, and managing that team effectively. </p>
<p>Senior property management jobs are available all over the county. Being able to understand federal, state and local laws in individual areas is pertinent to the job description.  A background in real estate law, is helpful when treading these waters.</p>
<p> You will be responsible for participating in system wide financial and planning meetings. And be a part of growth within the community.  Selection of certain business, in certain areas will be an essential part of your job, and determine whether or not a community is helped or hindered by your choice.     </p>

It also includes marketing, tenet screening and background checks, managing and collection of rent, repairs and maintenance.  And, most of all, acting as the liaison between owners, tenants and investors.  But, the benefits of property manger jobs are endless, it is one career that is recession proof.  As, there is, and always will be, a need for onsite property managers. It also has growth options, and overtime, your duties may increase. </p>
<p>Daily operation of properties, includes lawn and garden upkeep. Hiring such a contractor or doing the work individually may be an option depending on the size of the property.  You will also be responsible for small things within each complex, such as maintaining paint, carpet cleaning, and general cleaning of housing.  </p>
<p>It is your responsibility to market the area, use small advertising skills, such as putting each unit online. Looking at the demographics of the complex and trying to adhere to them. For example, if you are specific to college students, or the elderly, you as onsite manager must be able to understand the needs of the complex.  </p>
<p>You may be responsible for the initial screening of applicants or tenants. Interviewing, and weeding out those who could be wrong for your area. Thus, making the owner of property management companies job slightly easier.  You may also be responsible for background checks of applicants. Once a new tenet is chosen, it will be your responsibility to collect rent checks. It may be your responsibility to distribute them directly into accounts, or simply send them to the property management company. </p>
<p>As an onsite property manger, jobs may also include the communication between tenant and owner. You are the closest person of authority to the tenant, and you are the first person they will come to with any and all concerns. Most of the time and onsite manager must be just that, onsite, and thus another benefit may be reduced rent, or living expenses.  Companies are looking for someone with the ability to handle multiple tasks simultaneously, and be able to negotiate that time. </p>
<p>Remember, property mangers are constantly needed within real estate. Every asset needs someone to mange expenses,  collection of rent, and provide a go-between owner and tenant.</p>

Make recommendations of building improvements, and be in communication with the owner for advertising needs.</p>
<p>Thus, you must have a knowledge of construction, maintenance, and leasing. Ability to negotiate the best pricing for services such as lawn care, and upkeep of the building maintenance. You will also need very strong communication skills, as it is your responsibility to talk to tenets, owners, contractors, vendors, and other employees.  You must be able to relay messages, and technical concerns with ease, and understanding, with little supervision, and a lot of foresight. </p>
<p>Many companies are looking for someone with the ability to wear many hats, you must be able to develop and manage budgets. Pay mortgages, fees, repairs, taxes, licenses, and any other costs that may arise. They are also looking for strong analytical skills, and problem solving abilities. Working under high pressure situations comes with the territory of commercial property manger jobs, and you must be able and willing to adapt to those changes. </p>
<p>Other qualifications you may need, or must have are the ability to organize work and engage in many different tasks simultaneously. You will be constantly pulled in many different directions, and managing that pull is imperative to both your director, and your clients. You must have adequate knowledge of computers and be able to write reports and correspondence.  And, you must be able to carry out complex instructions with very little oversight.    </p>
<p>You may also be responsible for overseeing advertising on a specific property. Knowing how, and what to advertise are needed skills. Being able to put the word out, and get responses with minimal monetary fees.  Remember, the goal here is to maintain, and or, make money, not simply spend it.  This is another job duty in which you must be able to balance.   </p>
<p>Many companies putting out  for commercial property manager  jobs, are looking for an employee with a four year education. But, marketing yourself properly and have an advance knowledge of the aforementioned skills may be able to be used in lieu of a formal education. Just remember, look your best, and know all of the information that come with commercial property management.</p>

<p>When looking for property management jobs, look for bigger firms that own many properties, ideally in both housing and industrial.
