<p>The case in point is that i knew of an individual that managed a property who never performed consistent drain cleaning duties in the washing room and laundry room.  What seemed as a harmless omission of duty ended up being a huge deal when during a large rain storm, the washing machines were unable to drain which caused some major flooding.  Because the wash rooms were on the middle level of the complex, water seeped through to the units directly below the wash room which caused thousands of dollars worth of damage.   This individual was fired because of this instance as there were clear guidelines set by the property firm about regular drain maintenance.</p>
<p>From this example you can see how important property maintenance is when becoming a property manager.  We will now discuss several tips which should be followed to ensure that you avoid some of these costly maintenance problems.</p>
<p>Tip:</p>
<ol>
<li>Always follow the maintenance schedule given to you from the Property management firm.  This is your insurance policy, and if other things happen that are out of this scope of responsibilities, you are exempt from blame.  By following the guidelines set forth, you will be covering yourself in case of an issue.</li>
<li>Always log the dates when maintenance occurs.  This is also a safety technique that will help you cover your job in case of an issue.  If the firm can see that you have performed regular maintenance, they will clear you from the responsibility and give you the authority to deal with the necessary actions to repair it.</li>
<li>Going above and beyond the list given to you can&#8217;t hurt, as long as you keep within your maintenance budget.  Nothing sets a firm on fire more than a manager that spends a whole bunch of money on repairs that are not in the regular maintenance schedule.  If you do go above and beyond, make sure you do it sparingly, or report potential hazards to the firm first before taking action.</li>
</ol>
<p>By following these tips, you will be a much better property manager and will be able to perform the property maintenance needed to keep a complex running smoothly.</p>

<p>As a property manager, your first responsibility is to the owner of the property and not the tenant. This may sometimes become a bit of a tug-of-war, but the owner of the property is the one whose decisions you must act out. All of these aspects of property management calls for intellectual thought, and the ability to balance them all simultaneously.</p>

<p>One of the main responsibilities of a property manager is to handle all business and operations on behalf of the property owner.  This could be specialized, such as, commercial property, urban property, residential property, or industrial property. Or, it could be a generalization of different types of property. </p>
<p> It will be your responsibility to market each property, and get the best suitor for said property. This may be a business or an individual.  Once an entity is chosen, it is your responsibility to do background checks,  credit checks, personal or professional reference checks. Then to fill out all contract work, and make sure everyone is on the same page.  </p>
<p>It is also your responsibly to make sure all taxes, licenses, mortgages, and fees are paid. Also, you must also be in compliance to all zoning regulations, and be aware of future taxes or changes.  Thus, you must be able to properly balance a budget, and maintain it. Also, being aware of any changes in costs and anticipating how an owner will accept them. </p>
<p>Another of a property manger job description may be to maintain the property. This may be as simple as the outwardly look of each property, by the lawn care or upkeep of exterior. Or it can be difficult repairs such as roof leaks, water damage, and any device that may go out within the property. </p>
<p>One of your main job descriptions is that the owner is your number one responsibility. Looking out for the owner of each property may come at an expense to the tenant, however, it is the owner that makes the decisions about a property. You must have stellar communication skills, so that you are able to relay all information and concerns to the owner, and then back again to the tenant. </p>
<p>Becoming a property manager requires a high level of education. Preferably a Bachelors degree in finance or real estate. And some companies may go as far as to require a Masters degree.  Diversifying your education, however, is also a good idea. Showing a company that you are able to handle a variety of tasks will be beneficial to you while looking for a job in property management.</p>

<p>A senior property manger jobs are to maintain and even increase the value of real estate investments. They are responsible for tracking performance,  monitor sites, review and track data pertaining to demographics and turnover rates.  You are also responsible for contract work, and thus an ability to read, understand and initiate legal documents is a must.  You will be responsible for a team of people, and managing that team effectively. </p>
<p>Senior property management jobs are available all over the county. Being able to understand federal, state and local laws in individual areas is pertinent to the job description.  A background in real estate law, is helpful when treading these waters.</p>

It also includes marketing, tenet screening and background checks, managing and collection of rent, repairs and maintenance.  And, most of all, acting as the liaison between owners, tenants and investors.  But, the benefits of property manger jobs are endless, it is one career that is recession proof.  As, there is, and always will be, a need for onsite property managers. It also has growth options, and overtime, your duties may increase. </p>
<p>Daily operation of properties, includes lawn and garden upkeep. Hiring such a contractor or doing the work individually may be an option depending on the size of the property.  You will also be responsible for small things within each complex, such as maintaining paint, carpet cleaning, and general cleaning of housing.  </p>
<p>It is your responsibility to market the area, use small advertising skills, such as putting each unit online. Looking at the demographics of the complex and trying to adhere to them. For example, if you are specific to college students, or the elderly, you as onsite manager must be able to understand the needs of the complex.  </p>
<p>You may be responsible for the initial screening of applicants or tenants. Interviewing, and weeding out those who could be wrong for your area. Thus, making the owner of property management companies job slightly easier.  You may also be responsible for background checks of applicants. Once a new tenet is chosen, it will be your responsibility to collect rent checks. You are the closest person of authority to the tenant, and you are the first person they will come to with any and all concerns. Most of the time and onsite manager must be just that, onsite, and thus another benefit may be reduced rent, or living expenses.  Companies are looking for someone with the ability to handle multiple tasks simultaneously, and be able to negotiate that time. </p>
<p>Remember, property mangers are constantly needed within real estate. Every asset needs someone to mange expenses,  collection of rent, and provide a go-between owner and tenant.</p>
