A fresh paint job can do wonders!  Most people considering apartments want to feel that they are moving into a newer clean looking place than the old place where they used to live.  No body likes looking at walls with food smears, blood, and child drawings on them.   Even if you paint the walls white it will make a huge difference in the overall feel of the rooms.

Make sure appliances work!  Nothing makes a renter’s blood boil hotter than appliances that don’t work.  When the appliances don’t work it not only is inconvenient but it can affect the way that tenant will perform.  For example, if the washing machine is broken or leaking, the tenant can’t wash clothing that is required for their job which puts their job at stake which in turn means you might not get paid.  Having working appliances gives your tenant an extra advantage by making sure they are enabled to take care of their personal responsibilities. Also by renovating kitchens and bathrooms you will be able to adjust the monthly rent cost of the renovated unit.  Cleaner apartments and properties mean higher rent payments, its just how it works.  People have a much easier time paying more for something nice that for something that needs repairs and isn’t nice.

With a clean apartment or complex that has all the amenities in perfect working order, rent can usually be raised without too much of a headache.  Tenants hate paying more for rent when things don’t work or the place feels slummy.  You can actually increase the revenue of your properties if you do everything you can to keep them in pristine order.
